Many real estate agents overlook the potentials that Instagram offers them. The real estate industry is a very visual industry which means that images and videos should play a very important role in your real estate content marketing.

With over billions of images shared annually – not to mention that Facebook owns it – Instagram is the best platform to utilize in your visual content marketing strategy.

This article explores tactics you can use to generate leads that are interested in your listings.

Use Popular Hashtags

This is the first step towards getting your content seen by millions of people across the United States.

Unlike other social media profiles that you need to join groups in order to reach out to your target audience; with instagram, you have #hashtags. Do some research and see what hashtags are popular in your market and incorporate them naturally into your posts.

Pro Tip: Don’t stuff your posts with hashtags. Keep it minimal and natural.

Use Videos to Highlight Your Listing’s Key Features

Because videos generate much more engagement and views than images; it is wise to use videos to highlight the key features that make your listing unique.

Instagram’s videos last for just 15 seconds, so make every second count. If the features you’re highlighting are quite a few, simply use jump cuts to show various features or break them down into little videos and share them in several posts.

Pro Tip: Capture several videos in order to build a resource for other posts and serialize it with hashtags.

Showcase Testimonials

In order to quickly build trust and motivate interested leads to reach out to you, social proof is needed and testimonials are a great source of social proof.

What is social proof? Wikipedia describes social proof as “a psychological phenomenon where people assume the actions of others in an attempt to reflect correct behavior for a given situation” – or in other words; herd mentality.

Pro Tip: Share client testimonials through videos in order to build trust with potential clients.

Highlight your Local Market

Don’t make your Instagram profile to be about listings. Showcase your neighborhood, local bars and restaurants etc.

There are places of interest that people interested in your listings didn’t know existed; it is your duty to show them. By doing this, you set yourself apart from other agents while also showing potential leads the community they might soon be living in.

Pro Tip: If possible, try and talk to the owners or managers of local businesses and link back to their profile. This will help with link-building.

Drive Website Traffic with Web Profiles

Although Instagram started out as a mobile application; it has since expanded beyond that. Now, Instagram is not just on mobile devices anymore; each account profile has a web profile with your profile photo and biography beautifully designed.

Take advantage of your web profile to provide links to your website and popular blog content that your audience might find useful.

Pro Tip: Add a link to your website on your bio so both web users and mobile users can easily visit your website.
